One trend that is unfortunately arising is title defects on bank owned property. Many would think that since the foreclosure was completed that there would be no title issues. Since the firms doing the foreclosures are filing hundreds of cases, items are getting missed. As a precaution, agents/sellers should obtain a title commitment within five (5) days of the effective date of the sales contract.
Again, in this volatile market, control is a key to insuring a successful closing.
